Anyways we have found a build job opportunity for 3, 4 plexs (12 units) but it is a build job from a builder that isn't known and I really cant find much information about them online.

I turned down a lot of opportunities, because the numbers were not aligning perfectly.

I imagine many of these multifamily buildings like that are being bought as possible redevelopment opportunities too.

The problem is I️ do not make enough to afford the mortgage on my own but I’d like to keep the property because of the location and the opportunity to own a house right by the beach ( Belmont shores in Long Beach ca) other options are to fix it up a bit and try to rent it but I’m not sure if we can rent it for enough to cover the mortgage.

Look at it as an opportunity to get a new job that you do like.

When a tenant calls for a service need it's beneficial for me; it gives me another opportunity to interface with the tenant and enter their apartment on short notice.

Hello.I have very little capital liquid capital (3K) available, and have just purchased a home with a low down payment.I see a slam dunk investment opportunity in some houses.  

I wouldn't sell any property that cash flows and is appreciating unless I absolutely needed the capital, had an opportunity to 1031 into a much better and more lucrative deal or if the property was in a location I no longer wanted to be in.
