 $100 and an on-line form is all you need to register, and you can use whatever boilerplate set of documents you like for organization.

@Nick Farrell no matter what you do, make sure everything is clearly communicated, and written down in an operating agreement. 

I just want to say most of my tenants would not be able to pay online because of their age.

I am interested in communicating with the owner before the property goes to auction.
