It was my intention to point out that you are allowed to specify whether the property is currently set up, and are under no obligation to perform any actions to accomplish setting it up without reasonable reimbursement for expenses.

The financial obligation to pay goes to the husband, but if he granted a security interest in the property prior to her obtaining title, the title interests she holds can only be those the husband held and how he held it.

Whether the demand is met or not I can't say.My experience is that executives on short-term stays are staying at places like the Buffalo Club, or they've got a corporate-owned loft or condo on the waterfront, etc.Take this with a large grain of salt, as this is just what I've observed working in a corporate environment downtown and keeping my ears open :)

Hi,My name is isaac, I've just moved to the states following my american wife :)I've done commercial real estate in Europe, so now i'm trying to fill up the gaps and understand the differences between the rules applicable on developers in each country.Commercial developing in countries I worked in has some rules regard the warranty for a new home, in Israel for example every developer is obligated with 7 years full warranty for each new unit being sold.It means that in some bigger projects, you need to put some money in trustee for future problems may raise with those units.That being said, I'm looking for my first deal in the states, Multi family with 5-10 units, in DC and/or NYC, what will be the rules regard the warranty issue?

You don't want to end up with an infestation on your hands, and if it's not in the lease, there is no obligation for the tenant to do anything about it.
