I'd love to hear from those with experience on how you would navigate the situation.

Has anyone worked with a lender who can navigate these waters?  

However on the flip side there are many many very successful investors on this site.... its just navigating those that are all talk and no action or ... those that are just scammers plain and simple.. the scammers hammer this site on the lending side...

I'm not an attorney, but I don't think you'd be able to transfer ownership to the LLC w/o liquidating the mortgage or getting the bank's permission - and what motivation would they have to transfer the obligor from you, after having undergone rigorous underwriting, to a new LLC w/ no operating history or credit rating?

This risk is heightened in liberal counties with hoards of rules to navigate.  

I asked him how he navigated the possible due on sale clause and what he responded with blew my mind because I've never heard of it before.

Secondly, you need to have a mobile version of your site, so when someone pulls it up on their phone it is easier to navigate.
