I would suggest going faster and consistently so you don't forget things.

Here’s my rational to taking the deal: I like the both of them very muchI believe they would be great tenants to have (no headaches)I can lock that unit up for several years for consistent cash flowMy rational for not taking the deal:Substantial rent reduction for the first 6 monthsOverall under market rent paymentMy question to you members is it worth taking the reduced rent reduction for the first 6 months and have overall cheaper rent per square foot in order to lock up cash flow and have, from what I believe, a great tenant? 

Rents will be tripled after repairs are completed and will increase consistently in the years to follow.

If I can prove a consistent track record of making money on similar deals, I'm hoping my services will be of interest to more investors.  

I finally set in stone my goal for 2016 which consists of the following. 

Since then, my life has consisted of BP forums and podcasts, REI/ Business books, and Mentoring from my Boss. 

Make a plan and work the plan, persistence and consistency will win the day.

Due to the nature of the neighborhoods and level of renters that they attract, I am always at low risk as the people I will get consistently have high credit ratings and good incomes.
