Here's something for you to consider - don't worry, this isn't a sales pitch (my company doesn't lend in Florida, so there's no ulterior motive in my sharing this with you):You may want to look at the option of purchasing a multi-unit property (let's say a fourplex) and financing it with an FHA loan.

Hi my name is JaroneAnd I am a novice beginner in Realestate Wholesaling I do not have a problem finding motivated sellers I have about 5 properties under Contract now my problem is finding Real Cash Buyers not tire kickers off of cragslist.

I sort of fell into real estate when my wife and I realized it made more sense to rent out our Boston condo instead of selling it.  

I was impressed that they were smart enough to do that, even if the motives could be questioned.After the initial "conditioning", the presenter started to get into the meat of things (Jeremy).

The RM short sale requires the property be sold at 95% of a current FHA appraisal, and the heirs have no liability for it, so no spread in the deal and no motivation for heirs to do it.

Is there possibly some reason your units attract this sort of renter?

I am a motivated learner looking to work, and find a mentor or anyone who has experience as a an investor, whole selling, and flipping.

So I was told to look for listings that are 90+ day's old, because the sellers should be motivated by that point.

If you find somebody that's interested in getting into real estate you could motivate them to work because it will help them.
