I have had great advertising for our Milwaukee duplex. The place has been rehabbed nicely, we currently have one tenant and need one more.

We have received tons of calls and emails inquiring. However, ppl don't show up to the open house or when they do they complain about nonsensical issues. I.E. Lady complained about our pet deposit policy, but she has 2 bullmastifs. (really ma'am)

Or the lady with evictions. Granted, I understand all of us fall on hard times. But, we have a hard and fast rule of not accepting applications if the eviction falls withing 3 years. Or the guy who is actively being evicted from one place and is outraged that we wont accept him in our place. 

I will gladly pass up 100 bad tenants to get that 1 good one. There are a lot of us landlords in Milwaukee, I see the tenants have a lot of choices.

This can be the reality -- I see it all the time.  People want champagne on a Kool-Aid budget.  If you get a lot of calls, that's good -- because many times people just don't show up.
