It's like comparing Disneyland park to your local theme park. 

If you're interested in learning about this space, you may want to start out with a few books on the subject.

The suggestion of a more open space and masks should suffice.

My team and I focus on multifamily in the Phoenix area and also host a free monthly meetup educating others on the multifamily space.

What would normally be a crash is somewhat offset but the abundance of cash in the investor space from a long bull run and the transfer of wealth & equity often happens under our very noses.

The trend of needing more space has promoted more activity out here.

I wouldn't typically recommend this strategy unless there is a significant investment coming from public/private groups in the area, but if the root cause of the neighborhood sliding back is the convenient store and you know that the owner is going to do something to significantly change space, it is probably worth pursuing some improvements in conjunction. 

The one other thing that comes to my mind is adding an ADU (attached dwelling unit) -  do you have the space to create an additional 400-1000sqft unit on your property? 

There's an investor and teacher in Southern California named Andy Teasley who's very active in this space.

I would also add that modern mobile homes are pretty energy efficient.
