Most hard money lenders will not touch a mobile home (regardless of foundation) and even Manufactured homes need to have an approved foundation before they will consider.

What I have concluded that makes the difference is a combination of buying at a great discount AND that your rehab leaves the home looking "fresh" and "modern" so that your home is the best looking one in the area it sits.

On the 22nd of last month I got a call from one of our ads in the Wheeler Dealer that says, "we buy mobile homes 1990 or newer-any condition-CASH."

I recently had damage caused by Hurricane Issac on one of my mobile homes and had Foremost Insurance come out to assess the damage and file a claim.I was very disappointed to find out I have "loop hole" clauses in my policy that have basically reduced my claim to nearly zero.For instance there is a clause;"damage must be caused by storm induced openings" I've had water leakage into several spots in my mobile home and the adjuster said he could not see any "storm induced openings" that caused the damage.Another one is:"not responsibe for wind blown rain" damageNow how many of you think hurricanes can cause "wind blown rain" damage.

Perhaps they get burnt out on owning apts so move on into another area like office buildings, shopping centers, mobile home parks, hotels/motels, etc.

If I were to buy in Texas again, I would go for a mobile home park.
