Found out a great property is listed as a Historical Site. What has worked for all the BP listeners in the past?What questions should I be asking?Tips or advice?

@Jonathan Tran after analyzing quite a few properties in this forum in quite a few states, I've seen a wide enough range of property taxes to believe that they play a significant part in whether a deal cash-flows or not. 

Painting - These are the first trouble areas I think of when looking to add value, but please if there are other aspects of the house that play a big role in increasing value, please let me know.  

Plus it's not a great play for long term rentals.

This is a good indicator about whether the turnkey company is in it for a volume play, or a quality play based on superior customer service.

On the side I play trombone in New Orleans, so I’m out there a lot.

If you are playing the long game, BRRRR can be a great cash flowing vehicle.

There is no exact number because the the age, the size, the building type, the types of tenants, the local weather, the quality of materials purchased, the quality of the labor, all play into it.

Play it with many different friends because you will learn the most by watching and explaining to them.My second advice is to read as much books as possible.

Search around these forums for a loan officer in Mass, I can't imagine it'd be too hard to find.
