I am married to my beautiful wife Tabitha and we are about to welcome our first son into the world this December.

I'm currently living in the Philippines (Davao City) and I assume you must be married to a Filipina, otherwise you can't own land in Tagaytay. 

I'm not married to a location but I want the best return anywhere in the country and I will chase that deal if it makes sense.  

Not married and no kids.

I don't think there is any rule saying that a married couple has to live in the same primary residence.

Hey BP -  My girlfriend and I are planning to buy a home in the Seattle area to renovate and live in, but since we aren't married it seems prudent to draw up a contract to clarify how the property will be handled if we ever separate.

Last year I got married and put this property into a LLC with my wife, and in our trust.I'm looking to 1031 this property now but wanted to know if I needed to wait a certain period of time to do this?

Ideally you can marry the two but take it from someone who graduated several years ago, you will likely follow the job that will pay you the most and that job right out of the gate won’t be in real estate.
