So the lessons here are that until rates come down, most houses for sale at current market rates will not cash flow (well) where they are worth buying in todays market. 

In the current market with the prices of homes being so high does it still make sense to be investing in real estate or to be accumulating cash and waiting to see where the market goes? 

Also, I love the Jacksonville market.

I have been having issues recently with my PM software  TenantCloud not carrying my listing description over to all the marketing websites.

Now if I compare this to the stock market, for this case we start with 12k also but this time our investment give us a 6% return every year for 5 years.

(e.g. condition, location, size)2) The marketing / sales procedures are inadequate (e.g. no advertising, unresponsive manager)3) The asking rent is too highThe reasons a house won't sell quickly are similar.  

I'm working on the sellers to be more realistic about where the market is on these multifamilies.

What used to work in 2018 doesn't work today because the purchase price and mortgage rates have changed significantly.Continue learning and watching the market.
