I assume because there are no exterior pictures that the outside leaves a bit to be desired but based on Google Streets it looks ok.

Issues identified during walkthrough on 4 March 2019:3/1 unit - actually 2 bedroom, 1 bath - ‘3rd bedroom’ is actually a den. 2nd floor bedroom has sloped floor.1/1 down unit - water damage in bathroom ceiling, no bathroom sink, no bathroom light fixture, pipes recently froze1/1 up unit - low water pressure, possible water damage in living room ceiling, damage around entryway from living room into kitchenAs the property isn't of the quality we would like to live in ourselves, in addition to not wanting to ask the 10yr tenant to leave, we're looking at this as a full investment property that we would manage ourselves.

My idea is for us to pull out the equity in his property and buy him a rental property or two or muti-family that would cash flow enough to pay the equity loan and still leave some cash in his pocket.

@Josue Vargas I leave a new shower curtain and rings, felt pads for under the furniture legs, furnace filters and a brand new roll of toilet paper on each holder.

Realtors like to drive all over town 5 hours a day, and that's cool for folks that are serious, but I think a LOT of you would be a lot more productive if you used something like this as a tool to weed out "not ready today, but maybe someday" from "ya I'm not doing squat, not even leaving my couch."

If they fill your units, they probably wont leave until the lease is up... because frankly any science major at A&M, Texas Tech, or UT doesn't have time for anything else but school.
