This will lead to further housing shortages and renters have to commute from outside St Paul. 

Ok so I have gotten a few leads like this and I want to figure out a way to purchase these properties. 

Main egress is enclosed stairs on front of house. 2nd egress for tenants are stairs in back leading to yard and driveway.

The property is in a trust with out of state owners that are highly motivated to sell, which leads me to believe I can get at a discount.  

Is it accurate to say that a person (non-accredited investor and lead on the property purchasing/fixing/reselling) is capable of reaching out to others privately (say, individuals in the home construction business who are also non-accredited investors) and gathering a group of them to help invest in said property that will be fixed/sold, without any issues from the SEC such as licensing or requiring accreditation? 

The leads are still coming in and we are doing multiple deals each month, but I'm curious if other people who call themselves or have teams of callers have experienced a similar drop in contact rates. 

You could join a team that provides leads to their agents.

I call it, "The Blind leading The Blind", or maybe one person in your group is a genius who has terrific real estate experiences, is knowledgeable about every facet of real estate, is a workaholic and the others are brain-dead 24/7 beer-drinking zombies.
