Typically a weekday evening and a weekend afternoon.

@Mike Hanneman Thank you so much for the response.I do agree that business never sleeps.I was planning to have an open house during Valentine weekend, another realtor said no one will come and I canceled it, but some people said, they have some time in the afternoon before going out for the event.In real estate, we are working with so many different ideas and schedules.

We're going down there tomorrow to hang out for the afternoon and get a feel for the neighborhood.

Met with him on a Friday afternoon to go over the next day's work and that was it. 

However, throughout many different areas of Miami, there are a lot of older, tired landlords and property managers that are either too lazy, too comfortable, or not aware of the high rents the Miami markets are commanding.

I definately could have used my time more wisely , I tend to get a little lazy around 7pm and start watching tv , surfing the web , etc.Question 3.

Waste of half a day due to letting buyer pick closing agent; my closing agent would have scheduled for the afternoon or gotten the wire ahead of time. 

Rents and expenses are not directly correlated, and any attempt to artificially correlate them through percentages is mental laziness that will result in inaccurate estimates.
