Hello All, Recently purchased our first house that we are flipping, and there was small fire that was isolated to the kitchen and did not affect any of the house structure, which was confirmed by an inspector who said there were no signs of any fire damage in the kitchen or the attic.

-I like JV'ing with home sellers that have "minor rehabs" as in Granny houses, updating kitchen and bathrooms, buying on terms, and quickly reselling for a JV fee, getting the home seller more money than the 65% of ARV less costs.
