I focused on the three things people see when first walking in to a home (in my opinoin) and that is -Flooring -Kitchen-Exterior paintI Installed new flooring and paint the cabinets with new hardware.

Hello, we had plumbing work done to the kitchen sink area & had the water main turned off.  

Kitchen is wide open with plenty of storage and granite counter tops; kitchen is furnished with new stainless steel appliances.

I've had two contractors out and they quoted me between 100K-150K to convert the space into an ADU, with kitchen and bathroom.

Below are the options I'm considering.Flooring Options: Luxury Vinyl for both kitchen and bathrooms; carpet for bedrooms and living roomCountertop Options Considering: Granite, Thinscape, Quartz.

I will do exterior painting, upgrade the bathroom, and the kitchen.

I decided not to pursue it mostly because of the kitchens. 

Use it in all rooms incl. bathrooms and kitchen.
