Just like with you... my landlord was cool in person (even inviting my boyfriend and I over for games and fights etc.) but in the end he hid behind a piece of paper like a girl just for a measly few hundred bucks.

While you're there, try to get invited in or at least peak in and ask yourself this one simple question: "If they offered to make you a bologna sandwich, would you each it?"  

The fact that he is related to them does not really matter.If the tenant said "sure, come over to my apartment, I forgot to leave the door unlocked but you can just kick it in", then it would be the tenant's fault.Did the tenant invite this guest over or not is the question.

If I had called them immediately, they would have come over and I could have invited them in and they could have searched the place. 

The "Yelp for landlords" website could also allow us to enter previous landlord's email address, and it would send an invite to previous landlord to write a reference about their past tenant in question.

I will invite people I know are not qualified just to make it clear the unit is in hot demand during the open house.

The checklist creates the perception that I am going to be picky on move-out, so it invites more issues to be reported.

It was close to Christmas when my property manager called me and gave me the bad news: one of the tenants was celebrating his son's birthday and invited the boy's uncle to the party.
