As I have heard, traditional lenders (banks, S&L's) want you have a W2 to refi a rental (ie long term 30 years, 75 LTV, 5% at this point in time).

Just so Tony doesn't have to bust out the numbers for now - (maybe he will later) I am going to make a wild guess with no market knowledge in his area, based on materials in picture, that it cost Tony $200 per sq ft including lot and permit costs, putting his profit around $137k gross.

My concern is if he moves out and I have no prior knowledge of the apartment prior to him moving in a year ago how can I legally keep any of his deposit if he moves to cover wear and tear?
