I have a few tenants who hand me checks for their rent and they tell me their will be no money in the accounts for 15+ days like they are entitled to pay their rent this way.So, last month, I sent a letter to several tenants telling them that they will be obligated to pay a late charge if their rents are one minute late and I told them to read their lease agreement in regards to their receiving a 3-Day Notice To Pay or Quit and our eviction process that starts when they have not paid their rent within the last date stated on the 3-Day Notice.I strongly believe that I have to whip my tenants back into shape (whatever that means).
