@Leondro Brady I think you misunderstood your loan officer.

Medical office was virtually vacant, being mismanaged by the previous owner, then quit-claimed to current borrower after a bad business deal.

Realtors don’t qualify you for the loan, sure we know what is needed generally but your case would be unique, talk to a loan officer and see what they can do.

A title company can search the name for you, ask the title officer who worked on your deal when you purchased to search.

Hi Joe, like Matt Higgins said our office has had some let's say "unique" situations as well when it comes to inspections. 

The office said the holes are from someone's head being slammed into the wall. 

As it stands, my K1 states a high amount of business ordinary income (Box 1) along with a minimal distribution amount (Box 12).However, a loan officer recently pointed out that he can't use any of the business ordinary income for my DTI and can only use the Distribution amount.
