In order to close on the Florida deals I needed to create a land trust. 1) how do you guys structure your LLC VS. individual trusts for each property?

Then, nothing else should be filed individually on anyone's return for this property.Is this correct?

In regards to the insurable interest on the transfer to the LLC, as long as the owner of the LLC is the same individual who is on the mortgage, there will not be any issues with the insurance policy providing defense or settling Property claims. 

I would not recommend joint tenancy or any other individual names, stick to the LLC

So my question is as follows:What are some of the individual tactics that you’ve used, or would potentially use, to induce a vacancy?

All the lenders I've spoken to want us to change title to the LLC members individual names.

I'd like to narrow my margin so that I can compete more without giving up too much risk by paying too much.
