I'd imagine this isn't enough time to get a conventional loan approved for the property?

I am a first time rental property buyer and I have found a 16 unit multifamily building and I am wondering if this is too much to handle for a first time buyer/landlord.

its easy for me to get property under contract however im having trouble unloading it most of the time I do land deals and try to find developers which is normally easier than trying to unload the house is there like a trick to building your buyers list do I create a funnel

Basically you are spending a large sum of upfront money and hoping you get an roi on that, my understanding though I really don’t do that type of marketing is it was a good payoff if less than you would think based on total sales volume in the before times, but again as conversion rates fall it’s become harder to justify.

What is the maximum time you allow for payment of security and 1st month's rent after an applicant signs an ONLINE  lease - 1 hr, 24 hrs, 48 hrs?

Also, Z Wave and Zigbee radios are in sleep mode 99% of the time whereas WiFi radios are communicating pretty regularly.

Again, I am new to all of this but very dedicated to learn/be mentored to get my feet wet and build a portfolio over time.
