My advice is to improve your credit and try to save cash a long the way.

Your estimates will improve the more you practice.

Keep improving the fixtures, furniture, etc.

Initial poor cash flow quickly improves to moderate cash flow, then good cash flow, then great cash flow.Now about the property appreciation… my worst appreciating property has appreciated over $2k/month over my hold period.  

Maybe work at a large apartment complex in the rental office showing apartments and taking applications.That way you can get to know how to show units, proper safety techniques for yourself during a showing, and standard industry protocol for a lot of other things.And make some friends along the way.Pro Tip: They tend to put fresh cookies out in a lot of places--but staff are not allowed to eat them.

Wondering if the owner of the mobile home/tiny home on wheels receives the tax bill on their unit or if the landowner gets billed with increased taxes for the improvement and just adds it in to the lot rent. 

if all those improvements are paid for then you probably have sufficient equity for the vertical..

You can also improve your screening process to prevent more bad tenants from getting in and then tighten up your procedures so the bad ones don't get enough time to really cause damage.

People seem to measure your success/value/achievement with your house, and neighbor quality, to an extent, improves with house value.
