A little insight @Brandon Williams, Shorewest pulls data from the MLS's IDX feature, the most up to date data for non Realtors is Realtor.com.3&4 units tend to be in high demand for the casual investor, the debt level is not terrifying, and most owner own maybe 1 or 2 properties, as a diversification play in their retirement strategy, this makes them highly desirable, and pushes the price up.

I would be shocked if this seller is doing nothing more than playing with you.. someone who owns a 1.1 million dollar ocean front and have 800k in equity Is hardly a distressed seller.they will just list it and sell it.. not sure what your trying to do here but.. that's my guess.. just a seller who is playing you.

You might have to pay closing costs twice, so make sure that is calculated somehow, maybe you are rolling that into the loan amount, or maybe that's what the $5,000 is.Assuming your numbers are accurate this deal looks like an equity play rather than a cash flow play.

I would think 3 days would be adequate in most situations for them to "crunch their numbers". 15 days is just a time period they can keep it off the market and play stall games.

@Or Y. well, on the one hand you are correct - higher dp means more secure cash for the bank, but it also means they make less in interest so you can see why their ideal situation is a moderate downpayment with a high loan balance and long term from someone they know can afford to repay the loan plus allllll that interest.
