Residential commercial (5+) has peaked IMO but with the housing demand so high and prices stabilizing, more people are being pushed towards renting which should keep your vacancy rates low.

For distressed properties I intend to keep as rentals, the buyer pool is greatly reduced and being able to close cash and waive inspections provides a lot of negotiating power.
