I've been doing extensive research and listening to a lot of podcasts/youtube videos on Wholesaling, and after years of following BiggerPockets, and months of complacency and hesitation, I'm ready to begin my path to financial freedom through real estate.

For myself I would be hesitant to take out another 45k loan and give that cash over to a stranger who doesn't have any real remodel experience.

My advice for not getting caught up in analysis paralysis is make sure you learn one skill very well and get to master the concept, once you understand the ends and outs of the skill , it will become a lot easier to spot the opportunity when it comes to use it.Also I am local to your area if you ever want to reach out, Don`t hesitate!

However, I do have the 20% down payment shall I decide to take a loan from a bank.I am hesitant to take a loan from our local banks.

Anything under 10% down makes sellers think the loan may not get approved in escrow so they get hesitant to accept.

Based on the portion of the rent payment, we are hesitate to extend the new lease.

You can always start low and raise the EMD is the seller is hesitant.
