It is a pain, but can be done.

Pain in the but to deal with the builder and wait for the endless delays but I am super happy we did it.

They allow for smaller down payments and vendor-carries, but bring their own set of requirements with them - mostly things you should be doing anyway (reserves, experienced/professional management, residency certification, etc).Commercial real estate is financed differently than residential real estate (1 - 4 unit properties) and is based upon the performance of the business (you are buying a business not a property) and the health of the asset rather than your personal income.

If you think there may be a health issue, doing a wellness check while escorted by a local police helps cover you against claims of theft. 

As we continue to break into new markets, I would love to hear some of the pain points that investors have experienced with hard money lender in the past.

This can be a pain depending on the office but is something to consider!
