I guess if I were to do it again, I'd start contacting contractors the second the I get the message that my offer was accepted.

I am guessing a lot of owners just collect the rent, defer all the major repairs and expenses, sell and pass them to the next buyers.

If it goes any lower I may have to move to Miami.I sell bank owned houses in the Tampa Bay area, but banks are not accepting assignable contracts, which is what I'm guessing you're looking for. 

., you didn't say how much your tax and insurance was but based on your other numbers and the NOI you said you would have, I guess it's around $11,200 for both.

., yes septic (which also worries me with the rain...just got serviced in May and supposedly in good shape...passed FHA inspection...but who knows...it'll be an adventure...just have to keep a lot in reserves I guess) and propane.  

As for the tow, I guess it is random.

I just guess it's time to start knocking on neighborhood doors......
