@Blanchard J Rossthe feds are not the problem.. the states that follow the DF are the problem and if your in a state that does your attitude will soon put you out of bizz LOL..

I am closing on a property in VA next week and going to section 8 it ,just because i will get more rent for it, wanted to know what other fees i can charge the tenant on top of rent, and utilities and water bill, i heard that i could rent out a washer and dryer, or window ac units or dishwasher or charge them for grass mowing(if they dont mow it themselves), and or if they want to rent these things out or not, thanks

If it's obvious there's a problem, then yes, I would make it clear that noise that disturbs their neighbors outside of what is normal (i.e. they can cut the grass) is not tolerated.

What I am also getting at is that I have someone who will cut the grass for me & I need to pay them...how can i do this without paying via cash?

In my humble opinion the last recovery has been an abnormality juiced by excessive monetary and fiscal stimulus. while there is still plenty of monetary stimulus ( anyone who held any asset - real estate or stock - made money; no genius needed except to own an asset and the FED handed out free money and a lot of easy money sloshing around on the monetary front, fiscal stimulus is another ballgame and there wont be an appetite in an election year

Here are some additional details on the property I am looking to do a cash out refinance on:- Single Family Home-Purchased for $71,800, rehab total $18K, ARV ~$120K-Purchased the property in early February and hoping to refinance pulling all my cost (~$90K) back out of the property I have read a handful of other forum posts on this topic and have already reached out to the following banks with no luck: Croghan Mortgage, First National Bank, First Fed Ohio, Park National Bank, First Ohio Home, Aloha Capital, RCD Capital, Freedom Capital Funding, Certain Lending, Albeca, MCNB Bank, Global Integrity.I realize this seasoning requirement will fall out of traditional financing guidelines, but I am hoping a portfolio or commercial loan is possible.
