Insurance can provide liability protection. and if the last deed transfer in the title chain for your property is your personal name, just how hard do you think it will be for an attorney to shatter the shell of the llc?

I think modern light fixtures, new switches and outlets, subway tile backsplash, stainless steel appliances, clean and newer bathroom fixtures are all worth their weight in gold. 

chris.. the other one they used to say back when i was chasing larger tapes.. was they would claim they are a direct to the mandate what ever that meantits just like real estate wholesalers.. not sure what or why they do this.. but it sure waste a ton of time with broker daisy chains.. joker brokers etc etc.

So I would plan for at least that long especially given the continued supply chain issues that are effecting the availability of construction materials.

Take a logging chain and put some indentures into the woodwork. 

I just like the idea of giving guests the option of having a 4x4 cheep with chains strapped to spare the driveway and grant access to those with questionable means of transportation (such as a 2-wheel drive with back drives).

You don't want them not closing or trying to assign the contract or daisy chaining it to 1000 other investors and if those people don't bite, then bailing on you. 

All this while, hotel chains are going forward with aggressive construction project to attempt to regain market share. 

I knew contacting their chain of command for lack of payment was an option, but I had no idea it would affect their security clearance.
