Way more productive.We use letters (nice white professional letters with letterhead) for probates, where the added expense is worth it due to the value of the target.

I usually see the house is bid up to 90%+ of its market value or it goes for a ridiculously low amount.

@Alex Bell, I would keep in mind, rents will most likely go up, so will home values, you will be able to take advantage of many tax benefits.

It will take (300 divided by 1.6) 187.5 months or 15.6 years for you to put away $300K from cash flowing the property (This assumes that the property is never vacant)When considering the time/cost of money, i.e. inflation, the value of the $300K from renting over 15 years is small versus having the $300K now.I would sell.

For my first House Hack, I added value as I lived there so was able to get the property a little bit cheaper and start to get higher rents upon moving out.
