I don't believe the unit is overpriced, especially relative to comparable units nearby.

The washer/dryer combo went out on us and flooded all levels; we are the top unit, all while we had a heat wave! 

You can likely find a distressed property here in Houston in a good area with $80k-$100k out of pocket and fully funded by HML for the other % & rehab, then maybe keep some of the money in the house and have it more cash flow oriented or take all out and eat the little OTM play.

I was never in the Military as you probably recall though I put together a charity with a few other BP members called Aheroshome.org and we gave away a fully rehabbed home in Memphis that Chris Clothier did all the work on and we know the quality of his rehabs etc.

They apparently stopped insuring anything over 30 years old.The property is only a little under 4200 sf with a ground floor salon and two residential units in the 2nd floor, but I'm having a heck of a time finding another insurance company as the challenge appears to be due to its being a mixed use property.The city of Alameda has a bunch of similar mixed use properties and I will be reaching out to other owners as well.
