Maintenance is very low and so is vacancy, so even though the returns can be higher in the US, the environments (ghettos and warzones VS bustling city centres in Japan) makes the overhead and net profit worth it by far, from our perspective.

$10,000 outside investment, $10,000 my money, $80,000 bank loan.The cashflow is the same as if I were to purchase the property by myself with $20,000 of my own funds, with the exception that I would be paying the investor a monthly interest payment (in this case it would be about $67).The goal of this setup from MY perspective is to put less cash down up front allowing me to purchase more properties or obtain my desired # of rentals more quickly.

I have done that several times, and have closed each time.So if a listing agent comes back and says,"Ok, seller will agree to your terms (or close to it), but wants a non-refundable deposit, you have 24 hours to respond", I will drop everything and go to see property, and most of the time, I will accept the terms, and open escrow.I am looking at it from this perspective.

I think reasonable people can disagree about this issue, but from my perspective if I have delivered what the state's insurance folks say are "good funds" I HAVE performed on the contract.
