If your income is quite lumpy or you have a good rational for an annual payment, there is no reason the IRS is going to challenge this.For example, the owner of a fishing boat will have very lumpy payments.

Now on the east coast I and mid south etc my banker at Ameris bank who is banking my FLA stuff said they have now cut their construction spec loans to 400k max and retail exit 550k max.. so to your point the high end builder doing million plus are going to have to go shopping or they are much stronger than us and can get the larger loans.. we are just a small fish as it comes to volume of building even though we are making very healthy profits.

The key is making sure the housing environment for future tenants is clear (traveling nurses/medical professional shared home), the house rules/agreement should specifically list what items/areas are shared vs private, and outlining how tenants should coordinate with other tenants around utilizing shared areas, having guests over, mediation, etc.

Chose my property based on these things: -Borders national forest-Gorgeous instagram worthy rock formations on property-No direct neighbors-15 minutes from popular fishing spot, OHV trails, and gas station-Power and telephone at property linePicked it up for 22K off market, structure needs some beautification, there's already an outhouse, minimal setup required.
