New to STRs - how to manage the calendar across the sites?
I'm jumping into the STR world now as well, I have a highly successful MTR and a steady LTR, so this is my next adventure. We are buying a cabin in the woods.
How do you manage the calendar across all the different sites? I'm wanting to use Hipcamp, VRBO, and Airbnb.
Also, do you price lower to increase your occupancy? or does it really matter? Will people book based more on their schedule than on the price?
Chose my property based on these things:
-Borders national forest
-Gorgeous instagram worthy rock formations on property
-No direct neighbors
-15 minutes from popular fishing spot, OHV trails, and gas station
-Power and telephone at property line
Picked it up for 22K off market, structure needs some beautification, there's already an outhouse, minimal setup required. Paying cash for this investment so there is very little overhead. Thinking to do a themed cabin to set us apart from the competition. I've been looking at the other listings available, and taking note of the amenities the booked out cabins have.

https://my.hospitable.com/and consider using them as a central property management system. I also use pricelabs for pricing and it's a game changer. There are multiple options for both Pricing and PMS but those are my favorite and reasonably priced. Pricelabs easily pays for itself.
