All of the repairs so far have been on units with tenants in place, so they usually report back whether things are fixed.

I've had the home inspection and wood destroying insect inspection so far and they both say for this house to be this old, the report wasn't bad.Problem: I feel like I may be missing something, so I am here to brain storm.

Do I have to list it as sold for its original purchase price or a reasonable current value (say $4000) and decrease the overall reported sale of the rest of the property accordingly?

Additionally, when I hired him I requested that he report any issues that would make his job more difficult (e.g. clutter to mow around).
