I have been reading a lot about Real Estate and I would like to start small with a Downpayment of around $100K.1) I would love to hear what is your experience in Real Estate in these markets?

N these markets the ADUs in SZ zoned areas typically are given a value by appraisers far less than the cost to add the ADU.  

Tried to get back into the REI game to buy a rental in early 2022, but I was only looking in "A" markets (had a single realtor giving me all the advice), and competition was way too hot, so I hit the pause.

How do you market and approach possible sellers when wholesaling or doing an assignment?

Realize that would be based on your efforts, versus the current sellers, but you would be willing to pay above market if you plan to make a lot more by doing the value add.I prefer to pay below market, but if the zoning is hard to find, if the potential value add is great, or the finance deal is wonderful, then I would pay above market. 

We have a verbal commitment on an off-market property in Ohio and need a purchase agreement drafted.  

Also looking to see more seasoned investors thoughts on these deals and markets and figure out my next steps.

I’m not as familiar with the market here and if it’s too big of a risk.

I understand there are many other criteria to analyze a property and market, and I will use all available statistics. 

Does anyone have any experience in this very pricey market of NJ/NY/NYC?
