If I do move, I'm considering a house hack on a multi-family, ideally a 4-plex.Honestly, I'm familiar with downtown Houston, Spring, The Woodlands, etc. but nothing past the Galleria on the West side. 

I have a hard money loan through a family member and that is included in that 700k.

A 2-3 bedroom is more likely to get a family or couple and will appeal to more people, the 4+ bedroom will appeal to fewer people. 

You have code enforcement issue in one of those cities and they do not know you, your life is not going to be easy meanwhile the person who has been there for 10 years and knows the inspectors families name will have a very different outcome than yours. 

There are many ways to make money in real estate, but few are as relatively easy and low budget as small multi-family properties.

Not to say you cannot buy a single family for under $200K its possible jut may need to go outside of your specific area or state.Keep in mind the good thing about targeting MF 2-4 units is that for each door you’re getting an additional rent per month.

I'm currently in the northeast but come to the Houston area often due to family and after many years of analysis paralysis I am ready to make the leap.
