Hi,We've got the same deal available here- they find a tenant for 1/2 month's rent, sounds very fair to me.

Do i basically just mark up the price to whatever it is i think is fair?

One recently sold for $170k.The place is fairly new and fairly well-kept, but the rent I get is $1,200 and the HOA dues are $330, meaning my cap rate is like 3-4% annually.

That would mean you would need to have a corporation too.If they were to pay you w-2 income, both you and they would get hit with a bunch of additional withholding taxes.Or maybe they could just become your private money lenders.

Its a fairly large project.

Again, the goal of mine was to mimic financing but make sure it's fair and legal.

Am I being fair?
