Another option is to buy all the same samples and have the tenant select the scent upon lease signing.Ocean breeze, mint julep, wild berries or sweaty arm pits, your choice haha!

Also, look up in your local CAD who the owners are and address - I sent out a letter with pictures of the property - there is a sample letter here on BP, my apologies I do not remember exactly where, I believe they are called "yellow letters" - make sure you have a figure in mind for the offer.I hope this helps -Oscar A.

I realize that chasing after the outstanding rent is a exercise in futility when it boils down to it, but I think that its important that we send a clear message to the deadbeat tenant and the other tenants, that we are not to be trifled with.
