Another option is to buy all the same samples and have the tenant select the scent upon lease signing.Ocean breeze, mint julep, wild berries or sweaty arm pits, your choice haha!

Also, look up in your local CAD who the owners are and address - I sent out a letter with pictures of the property - there is a sample letter here on BP, my apologies I do not remember exactly where, I believe they are called "yellow letters" - make sure you have a figure in mind for the offer.I hope this helps -Oscar A.

Doing this exercise will also put you in a much stronger position to market the property, as you will already have a pretty good idea of the potential uses of the property.

So, using that assumption, I recommend you run the #s on 100 sample properties in that market.

I would like to have some samples to present to my attorney so she can have an outline of what I'm looking for and make the appropriate changes to cater to my state.

I think you would never be able to exercise your plan.I re-located from Orange County California to Detroit because of the opportunities up here. 

I recommend also reading books that can help you to explore and better exercise your  higher mental faculties.  

I realize that chasing after the outstanding rent is a exercise in futility when it boils down to it, but I think that its important that we send a clear message to the deadbeat tenant and the other tenants, that we are not to be trifled with.

@Alex Vidal I thought we were discussing San Francisco's historical appreciation which would include a sample of all timelines, not just those that end today.
