I work with a guy who represents investors almost exclusively, so every time I see a good property on the MLS, several of his other clients like it as well.

For Minnesota you can do this with a non-exclusive contract, however another agent cannot list your home if you signed an exclusive contract.I agree with @Fred Tu.

It will likely be a non-exclusive agreement which means if you end up leasing them on your own you don't have to pay them like you would if you hired a realtor to list it. 

If your raise is exclusive to non-US-resident foreigners and exclusively conducted offshore then you'd only need to comply with Reg S (for the most part - Rules 901-905) and laws of the foreign nation where you're making the offering.

(I missed out on the tax exclusion because of how long we have been out of the home).

I own duplexes exclusively, in B and C neighborhoods.  

I work exclusively with investors, and we've been able to make these deals work across multiple investment strategies and price points, so it's still very possible! 

Don't over think it, they aren't some exclusive club that you have to shine and dazzle to join.
