As others have said already, (and probably why you feel like you're getting a lot of contradictory information) a lot of this will end up being very specific to your situation.For example, in my market:If it's not a cash offer it's difficult to win anything on the MLSOff market, unless it's a pocket (exclusive) deal, no chance without a cash offerThere are lenders around who are willing to do large HELOCs at reasonable rates, and delayed conventional financing8% annual ROI is relatively easy to get from rentals. 12% or better is common.

If you signed an exclusive agency agreement with that realtor and found a for sale by owner and did the deal yourself, you will still be legally obligated to pay that realtor a commission.
