This forum is filled with positivity compared to other ones I have read, they actually made me rethink about real estate for a little bit.Also, since you guys (@Taneka Nesbitt and @Evan Morton) are from here, I'm curious to know how do guys like the Ga real estate? 

I have finally managed to bring myself to actually start the whole investment process - I am looking to buy properties and such in Texas or certain parts of California.  

If you install something like below and A/C unit has a metal window sash holder, person on outside should not be able to pull unit out or push unit in since window sash can't be pushed up and is snugged into this metal sash mount..I actually use these below on my windows when the A/C unit is installed as it does double duty for security and preventing A/C unit from falling out of window due to tenant accidentally opening window.

I actually thought about the same thing when viewing properties.

Another option i would love to figure out how to export correctly is Google Maps Timeline, its extremely accurate.. i was comparing the data to my week of trying out MileIQ and it said i drove 22.6miles less in MileIQ for the week letting it log all my trips automatic compared to google timeline and google timeline is already running in the background if you have google maps activated with your gps setting turned on.. so it would be one less app to worry about draining battery on my phone.. gonna have to look into this more and see how hard it is to export the timeline to an actual spreadsheet...

In Texas, the tax value has zero to do with what the property is actually worth.
