Hey Nick, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

It wouldn’t have changed our mind, necessarily but did change our numbers. 

What would you have changed if you started again?

If i paid off my first rental, it would bring in $2750/mn (before quarterly taxes/expenses) and then i would have a bucket of equity to tap into if i ever wanted to buy more property.

We do have a pricing manager who looks at macro trends and trend changes to try to stay ahead should anything change.

If you dont have a true "private lender" meaning an individual loaning their cash and or 401 secured by the deed then there is no way you can ever scale!
