•Record a 2nd mortgage, foreclose anything that comes behind you•Record a memorandum clouding title•In your option to buy put in a clause that says in the event of foreclosure/bankruptcy you may make loan current and the redemption rights are automatically assigned to you•Get a quit claim deed when you sign the option, if there's problems record the QC•Get a POA from the POA to sell, market, collect rents, handle the banking, insurance, mortgage etc.

Agree with @Jay Hinrichs     I'll say this in my own way:  Deep discounts during the GFC occured because lots of properties went bank to the banks, combined with bank lending freezing up.
