There were a ton of new regulations in the name of "consumer protection" that exacerbated the lending issues, and made it take much longer than it should have.Lenders may not be as aggressive as they were a few months ago, but if you have a good project and a decent borrower, you can still get your deals done today. 

Don't go around him/her and promise to commit to buying something in the next 6-12 months if you can establish a partnership.

You could talk to the title companies you work with to see if it's something they provide or if you haven't established a relationship with any specific companies you could talk to various title companies to see if they offer that service. 

Establishing clearly defined roles and compensation is the next step.For example, right now, you are the finance guy.

I would recommend becoming some type of licensed real estate agent or working with an established wholesale team.
