It depends on too many variables.I think anyone wanting to own income properties should manage their own for at least a little while, just to get a feeling for how things work and to develop their preferences.If you can make more money with your time than you can save by managing then it's time to find a manager.That being said, even with having a manager, you have to manage the manger as well, especially early on, when your establishing boundaries and preferences, etc.

Then you could proceed with foreclosure after establishing collection efforts.Now, if in Cali as you said, it is a limitation (I don't think it would be) and it limited your right to claims, where your note was invalid, then proceeding could be an issue of a wrongful foreclosure.

I am in agreement that the OP needs to establish what the premium product selection would be if this is a higher end property as stated...I would have it hard to believe that wood windows are an inferior product in the South (or elsewhere for that matter) Quality wood windows will always be the premium product no matter what.
