The options are few: reduce to occupancy of 3 br SFR (basically lose 3 units, results in huge financial loss), hook to sewer which depending on distance to sewer could be over $100k, convert to Aerobic Treatment Unit (ATU) which in my market is ~$20k.

This is because they are going to spend significant time prior to the meeting to analyze your return, look for errors (and opportunities to amend) and make sure you don't have any red flags that they can't/don't want to involve themselves in and/or also check for areas of tax law in your situation that they are not familiar with and don't feel competent to address (not every tax pro is an expert in every issue)I don't charge for my initial consultation, but I also am not going to offer to review your return and offer specific strategy.
