I would encourage you to consider product at a different price point in order to find more motivated sellers.

I would encourage you to try and find private sellers being that the MLS is really competitive right now and everything in my market is going for 5k-10k over list price.

However, I would encourage you to get very specific as to your expectations and attempt to put aside all of the emotional stuff as a distraction to your objective.

Our team should be ready to offer support and encouragement to each other, to be aggressive with the number of offers we make, to pass on deals that do not fit our numbers, to become experts in what we do as a team and what we do as individuals.
